Modern Catskills Farmhouse
How would you describe Modern Catskills Farmhouse in a nutshell?
Located in the heart of the Catskills, Modern Catskills Farmhouse is an 1800s property with thoughtfully appointed rooms, plenty of outdoor spaces and stunning views. It’s set on 22 acres of open fields, woodlands and blueberry-lined trails, with a spring-fed pond.
What is the story behind Modern Catskills Farmhouse, what was your inspiration to create it?
We launched our other Catskills property in 2020 and loved creating a home and hosting so much that we wanted to do it all again. We particularly loved the process of establishing a vision and designing the property to be a real escape for New Yorkers and others in the area.
So we started looking for a new property in a part of the Catskills that we hadn’t explored before, as that was part of the fun for us. We had gone to Livingston Manor to look at another property and decided to add this one to the itinerary. The photos didn’t really do it justice but we ended up falling in love — we knew it was pretty special.
Not only is the property stunning but it overlooks expansive countryside and mountains. The farmhouse had been completely renovated by the previous owners — they had gutted it, put in new appliances and bathrooms — so it was in great shape when we bought it but we thought we could bring out its character a little more.
How would you describe the atmosphere and interior design of Modern Catskills Farmhouse?
We wanted to do a modern farmhouse feel but with more character. I have travelled to London quite a bit and really love old English farmhouses, so that was part of our inspiration. It feels warm and with touches of whimsy. All of the spaces are very tactile, with velvet couches and wall panelling giving character to spaces that were previously bare.
Because we purchased the property during Covid, it was hard to find furnishings and decor in stock. So the majority of the home is furnished with things I found at flea markets, antique stores or online. It was a bit of a hunt to gather things but a very fun process. I think it has brought a lot of style to the home.
To you personally, what is so special about Modern Catskills Farmhouse?
All of the outdoor spaces are really lovely. There’s a stone terrace with lounge chairs and an outdoor dining area, as well as a screened-in gazebo. Dotted throughout the property are lots of little spaces where you can enjoy the farmhouse from a different perspective, such as a swing and a hammock.
In keeping with its 19th-century design, there are porches at the front and back of the house that are connected by a central hallway. On the left-hand side of the hallway is the open-plan living-dining room and a small nook where you can enjoy a morning coffee.
On the other side of the hallway is the living room, which features a wood-burning fireplace. There was an awkward space at the end that we turned into a library/games room or a place where guests can work.
Upstairs are three bedrooms, including a master bedroom with a hand-turned pine bed as its centrepiece. As that side of the home is east-facing, you always wake to a beautiful sunrise. The ensuite bathroom has an Oxford bathtub from where you can enjoy the countryside views.
There is also a queen bedroom and a twin bedroom with a trundle and a small desk that I tried to make accessible and friendly for kids. Aside from the laundry with a washer and dryer, there’s also a second bathroom with a walk-in shower and antique nickel hardware.
Overview
There are two wood-burning fireplaces — one indoors and one outdoors that’s tucked in a wooded area behind the garage. There are soaps, shampoos and conditioners in the bathrooms and various coffee machines to choose from in the kitchen. Aside from high-speed internet, we have Bluetooth speakers, an Apple TV and a selection of design books, games and puzzles.
Five minutes from Roscoe is Buck Brook Alpacas, an alpaca farm with a great gift shop where you can purchase a range of alpaca products. Around 15 minutes from the property is Crystal Lake where you can swim, canoe and kayak. The area is also great for whitewater rafting and there are several towns where you can rent boats or ride the rapids with local operators.
The Farmhouse is located in a rural part of Sullivan County and not far from the town of Livingston Manor. New York City is around two hours away while New York Stewart International Airport is an hour’s drive.
The area is renowned as one of the top trout fishing destinations in the United States and has lots of lakes that are ideal for water sports and outdoor activities. Livingston Manor is just one of several cute towns nearby with lots of small shops to explore.
