The outer villas (Shepherd's Cottage, Scrubby Bay and Seascape) are located 25-40 minutes from our reception area. Upon arrival at reception, we will transfer you to the villa in our 4wd vehicles via our scenic farm track. Arrival and departure transfers are included in the rate, along with transfers to Annandale-arranged activities. Additional transfers are charged at $150 return.

How would you describe Annandale in a nutshell?

Annandale is a coastal farm escape. Settled over a century ago, Annandale remains a working sheep and cattle farm in a stunning setting– right on the coast of the Banks Peninsula. In many ways, it is an escape to the authentic New Zealand farm life, with the addition of all the modern amenities and luxuries you would desire.

Annandale offers four private, luxury holiday villas with Kiwi-style informality. These villas are spread throughout the 7,000 acre farmland, including an ultra-modern romantic escape for couples in a private bay and a fully restored 19th century Homestead surrounded by gardens.

The centre piece of this historic farm is the restored 5-bedroom Annandale Homestead overlooking the ocean and surrounded by magnificent gardens, a restored fernery, infinity pool, spa pool and tennis court. The Annandale Homestead has been meticulously restored, providing every modern amenity for guests while they enjoy an atmosphere that is remarkably reminiscent of gracious, bygone days. The Homestead offers four master bedrooms and a separate bunk room. All boast individual bathrooms along with individual views of the garden, Pigeon Bay and Annandale farm.

Authentic, rustic and thoroughly charming, the historic Shepherd’s Cottage provides an inspiring rural retreat for two with uninterrupted views of the vast farmland and the sparkling ocean in the distance. Sit on the porch of Shepherds Cottage, and an uninterrupted vista unfolds.

By day, the occasional bleating of sheep and the wooden stockyard fences across the paddock remind guests that this was a genuine working shepherd’s cottage, built and used by the Annandale shepherds for over a hundred years. At night, nothing but bird song and the brightest of stars.

The Seascape is the sparkling jewel in Annandale’s crown set within a picturesque private bay, above which an ultra-modern retreat provides a truly romantic experience for couples. Lounge in a bath overlooking the ocean, or in your hot pool on the balcony with your outdoor fireplace.     Enjoy the casual elegance of a bygone era. Built in the 1880s, the Annandale Homestead has been lovingly restored to create a luxurious five-bedroom home in a private and tranquil setting. Comfortable rooms, shaded verandahs, vast gardens and exclusive use of our outdoor leisure facilities make the house a great place to make your own for relaxation and exploration.

    There are four master bedrooms, three come with an en-suite bathroom with walk-in shower and bath tub and one comes with a walk-in shower. One of the rooms can also be arranged as a twin room. The fifth bedroom comes with two bunk beds and a double bed, sleeping a total of 6 people. The room has a secret staircase leads down to the kitchen via the butler’s pantry and there’s an en-suite bathroom with a walk-in shower.

    There is only one bedroom with a super-king bed, perfect for a couple's getaway.

Different than most lodges in New Zealand, Annandale is a villa collection so you have the privacy of your own villa. All dining is done within your villa.These meals can be served by our chef or simply left in your villa with final instructions to be eaten at your leisure.

We offer activities ranging from farm tours, mountain biking and hiking, nature cruises on our boat to see Hectors dolphins, to cooking classes and spa services.

The feedback from guests is incredibly positive, with most guests wanting to stay longer – they love the privacy and outstanding natural beauty, as well as the authentic farm experience giving them a taste of the real New Zealand and the delicious farm-to-table cuisine.

There are so many activities on offer and our most popular activity is the farm tour, as it gives guests a chance to get a feel for the farm, meet the farmer and possibly see his dogs in action rounding up the sheep. This is the essence of what Annandale is.

We also have our own boat and offer nature cruises to go out and take in the scenery while looking for Hector’s dolphins, blue seals and other wildlife. Fishing charters can also be arranged. Additionally, the water is a great playground for kayaking and we can help arrange a guided kayak tour.

Other activities include; cooking classes, spa services in the villa and art classes for all ages. We also arrange helicopter tours from Annandale – to visit the nearby Waipara wineries, go on a fly fishing excursion or to explore the Southern Alps.

The location of Annandale Luxury Villas

The hour-long drive from Christchurch out to Annandale takes the traveler through distinctively rugged countryside that features eroded volcanic craters. The distinctive rock spines and outcrops set against the seasonally green and gold pastures plunging steeply into the amazingly turquoise waters of the Peninsula bays are what set the area apart from the rest of the Canterbury Plains.

The charm of the Banks Peninsula also lies in the fact that, despite being the focus of the earliest European settlement and having the continued development of Christchurch just ‘over the hills’, the land and its owners have managed to retain a strongly enigmatic individuality.

Mark Palmer, the owner says: ‘I find the South Island spectacularly beautiful and fell in love with Pigeon Bay which is a wonderful untouched and sleepy little Bay which reminds me so much of the New Zealand as it was fifty years ago – with summers where kids are jumping off the jetty and a classic holiday campground. There is no store and the small community is friendly and really cares for each other. When Jacqui and I purchased Annandale in 2005 we quickly were accepted as locals and love to visit as often as we can.’

When is the best time to visit Canterbury?

Honestly, there is not a bad time to travel to New Zealand and Annandale! New Zealand’s summer (December-February) is peak tourist season, the busiest time of the year. It is nice and warm with long days to go adventuring – hiking, swimming, exploring Annandale’s waters on boat or kayak, biking through the hills, etc. My personal favorite times to go to New Zealand and Annandale specifically are the shoulder seasons – New Zealand’s fall and spring when it is a little cooler although still incredibly pleasant and quieter with less tourists overall than the busy season. Perfect weather for hiking and outdoor activities as the air is crisp and cool.

Many people don’t think to travel during New Zealand’s winter (Jun-August), and although a different experience, it can be amazing as well! Many people come to New Zealand to ski down the slopes and enjoy the hot springs, this is the ideal season for that. At Annandale, you can cozy up by a fireplace with the person you love, savour delicious farm-to-table cuisine, relax with an afternoon massage after enjoying a leisurely hike across the farmland, and top off the day in the Jacuzzi pool with a breathtaking view.
