Psacharopoulos House
Psacharopoulos House is an authentic and historic holiday villa built during the middle of the 19th century.
The region is incredibly beautiful and many travellers are starting to discover there is more to Greece than just the islands.
Apeiros Chora
Apeiros Chora is a genuine 17th-century Zagori mansion owned by the same family for seven generations, lovingly restored to blend antique grandeur with modern comfort.
Perched on the road connecting the region's two greatest landmarks — the Vikos Gorge and the Voidomatis River — it makes an exceptional base for exploring northwest Greece.
Guests enjoy seven uniquely designed bedrooms alongside a hammam, Jacuzzi, library, home-cinema room and warm, personalised hospitality from the resident owners.
Apeiros Chora is a 25-minute drive from Ioannina and its airport; a car is essential for reaching the gorge, river activities and surrounding villages.
How would you describe Apeiros Chora in a nutshell?
Apeiros Chora is a genuine Zagori mansion located in the heart of the Zagorochoria region graciously restored by the same family who has been running it for centuries.
What was the inspiration and story behind Apeiros Choras?
Apeiros Chora is a typical mansion of the region that was turned into a guesthouse. I am the 7th generation owner — our family first arrived here in the late 17th century — so we’re one of only a handful of homes in Greece with such long-established family ownership. But it needed extensive (and expensive) renovation work, so the only way to do that was to build something for the future and create a guesthouse.
Our family is originally from the Apeiros region but has ties to the city of Ioannina, which (under the Ottoman Empire) was the closest city to Europe. The region is historically rich. It was a major centre of the Greek Enlightenment and was considered separate from the Ottoman Empire. Many wealthy people built mansions here in the 17th century.
How would you describe the atmosphere and design at Apeiros Choras?
My wife is a designer, so she did all of the interiors, combining antique furnishings (such as original gunpowder barrels) with luxurious amenities. The house combines elements of the old and the new with slight Eastern influences, as the region once served as the gateway to the Ottoman Empire. We haven’t changed the layout of any of the rooms, they’re exactly as they were in the past, but they’ve been enhanced with modern amenities.
To you personally, what is so special about the farmhouse?
There’s something about it that makes guests feel at home. We are present, so there’s an opportunity to exchange views about the world and discuss opinions — this is all part of the travel experience. Apeiros Choras seems to attract people with high aesthetic expectations, so I think that is part of what makes it so special. The region is also incredibly beautiful and many travellers are starting to discover there is more to Greece besides the islands.
Apeiros Chora Villa welcomes you to a beautifully restored Zagori mansion where tradition and modern comfort blend seamlessly within a single, refined residence. The renovation remains faithful to the home’s original character—wooden ceilings, hand-cut stone, and natural textures—while integrating eco-friendly materials and discreet technology to ensure an inviting and effortless stay. The property features seven uniquely designed bedrooms, each with its own bathroom, crafted for comfort, style, and convenience, offering a harmonious and well-balanced accommodation experience.
Inside, the mansion unfolds as an elegant and welcoming home, designed for shared moments and relaxed living. A series of thoughtfully curated living spaces includes cozy lounges with traditional fireplaces, quiet reading corners, a bar and snack area, a game and home-cinema room, and a wellness area with a steam bath and jacuzzi—together creating an atmosphere of comfort, connection, and ease. An outdoor patio extends the living experience, providing a serene setting to relax, dine, and enjoy views of the surrounding mountains and the charm of the traditional village.
Set in a privileged location between Ioannina, Central and West Zagori, Pogoni, and Konitsa, Apeiros Chora Villa offers exceptional access to Vikos Gorge, historic stone bridges, and the region’s most picturesque mountain villages. Its setting allows for both deep tranquility and effortless exploration of northern Greece’s most unspoiled landscapes.
Vibrant interiors enriched with aged metals, colorful accents, and local craftsmanship complete the experience, offering a refined yet authentic sense of place. With warm, attentive hospitality and a strong sense of togetherness, Apeiros Chora Villa delivers a memorable stay that captures the true spirit of Zagori.
Please note that there is space for 3 extra children on sofa beds on request. Please enquire.
There’s a fully-equipped kitchen for guests. The entire house connects to high-speed internet, with a library and multimedia area that guests are welcome to use. In addition to the hammam and Jacuzzi, we can also organise a masseuse to come to the property on request.
We definitely recommend visiting the stone-built villages of Zagori — there are 46 in total (so there’s plenty of choice) and the architecture is very unique. Making the six-hour hike across the Vikos Gorge, which is one of the deepest in the world, is also recommended, as is embarking on a rafting trip down the river, which is renowned for its crystal clear waters.
There are plenty of other beautiful hikes available in the UNESCO-listed Vikos-Aoös National Park and to the Dragon Lakes, with many endemic flora species to keep an eye out for. If you’re interested in truffle hunting, this can also be done throughout the year.
Many of our clients return again and again because they love to escape the crowds along the coast. Ideally, you need four days to really explore the area.
The property is located in the mountains of northwest Greece in the middle of Zagori village, with local tavernas just a couple of minutes’ walk away. We’re 25 minutes’ drive from Ioannina and the same distance from the Ioannina National Airport, while the coast is around 1.5 hours away.
The Zagori region is divided into the East, West and Central regions. We are in the Central region and on the road that connects the region’s two most popular attractions — the Vikos Gorge and the Voidomatis River — so it’s very convenient for exploring the area.
We find that most of our foreign visitors come in the summer and Greeks come in the winter, so you can visit all year round. I’d say from around May through to October is nice, as you can go swimming and enjoy the outdoor activities. Snowshoeing is possible in the winter or the closest ski resort (a small one) is about an hour away.
