How would you describe Zante Seaside Villa in a nutshell?
Zante Seaside Villa is a refuge for sustainability, design lovers and those who want to relax in a place untouched by the tourist crowd. It’s raw and minimalist — essential and with a strong connection to the outside. There is special attention paid to design, details and the open relationship between the interior and exterior spaces.
Surrounded by an organic vineyard of autochthonous grape varieties, plus olive, pine and cypress trees, the villa features pergolas shaded by leafy vines and bougainvillaeas. It’s a retreat from everyday urban life that invites a “slow living” and contemplative lifestyle.
What is the story behind Zante Seaside Villa, what was your inspiration to create it?
The story begins 23 years ago when my wife Myrto and I built our first house in the Akrotiri area of Zakynthos, with the help of architect and decorator Spiros Lithoxos and associates. It was a mansion of over 500 square metres that turned out to be too big for a couple (we hadn't had our two girls then).
After an intense life of partying and trips all over the world (we always stayed in beautiful private houses), we decided that our house should be enjoyed not only by our friends but also by travellers with similar philosophies. This is how the villa and it ended up becoming one of the most awarded rental houses in Zakynthos. In 2022, after many purchase proposals from clients-friends, we decided to sell the property.
It was then time for a new and more authentic experience in Zakynthos, drawing on our greater ecological awareness. We discovered this diamond on the beach of Ammoudio through a friend and it was love at first sight. Originally built in the 19th century, it was an almost abandoned traditional Zakynthian house with Venetian influences. We immediately began a complete reconstruction with love and respect for its original form and authentic features.
With the help of DM Architecture + Design and under the purity of the Greek light (and obeying the natural beauty of the landscape), we prepared a new seaside shelter that perfectly combines luxury with ecological consciousness. It’s a place for those who want to enjoy privacy, tranquility, elegance, harmony and balance. It's for anyone who wants to stop time for a while and completely disconnect from the outside world.
Through Zante Seaside Villa, we want to propose a more substantial interpretation of the concept of luxury, which has nothing to do with excessive elements of impressiveness. Luxury should not only be related to something that is expensive — it is an attitude, an experience. It's about attention to detail and walking barefoot all day in the house. It's everything from the feel, the smell and the nutrition to the customer service.
Our new home is not just about the location. We want there to be a soul inside what we have created.
How would you describe the atmosphere and the interior design of Zante Seaside Villa?
The villa represents a more relaxed kind of luxury, based on sustainability and the philosophy of “Slow Living.”
For the renovation, we used natural materials, earthy tones and organic shapes in a neo-rustic minimalist construction. Natural colours, woods and stones have been used throughout the design while smart technology has been implemented to the maximum degree to ensure a low carbon footprint. Among the natural design elements are handmade indoor and outdoor furnishings crafted by local artisans using recycled materials.
What really stands out is how every little detail seems to come together in the most natural way, such as the subtle height differences that give the space a unique character. The atmosphere of the villa is warm and nostalgic — it transports you back to childhood summers. Most guests arrive with many plans, but end up staying at the property, just reading, relaxing and enjoying the atmosphere.
To you personally, what is so special about Zante Seaside Villa?
The villa is our summertime hideaway, where we come with our family and friends to enjoy our summer vacations. When I’m there, I feel that time slows down - it’s a serene feeling. I have time to think and breathe and enjoy what is around me.
During the summer, I love sleeping on the big outdoor bed on the terrace while looking up at the night sky and watching the shooting stars and all the colours of the Milky Way. At lunchtime, I like to lie in the hammock under the pines with the sound of the waves lulling me to sleep. At sunset, I go to the small sandy beach nearby for a swim.
There are hardly any tourists in this part of Zakynthos and this alternation between the pool and the sea and being completely away from everything really makes it a unique and luxurious experience.
Like all the best seaside houses, Zante Seaside Villa is simple and functional, with large openings that allow natural light in.
The living room acts as the centre of the house, with direct connections to one of the bedrooms, a bathroom and a kitchen overlooking the courtyard. Accessed through the kitchen’s wooden door are the patio and the shady leafy vine pergola where guests can enjoy breakfast. Under the pergola, there is a smooth transition between the indoor and outdoor spaces.
From the living room, you can ascend to the first floor where you’ll find the second bedroom, another bathroom and a large, private veranda overlooking the bay of Ammoudi.
FEATURES
The kitchen is fully equipped with a microwave, an oven with an electric stove and a refrigerator/freezer, as well as a Nespresso machine. The bathrooms have shower gel and shampoo/conditioner. In the living room, there is a 50” Smart TV and streaming services, as well as board games and a Bluetooth speaker. The entire villa is air-conditioned and there is high-speed Wi-Fi, as well as a security alarm system.
Our cleaner changes the sheets and towels twice a week and the kitchen is cleaned every other day. Breakfast or dinner can be arranged upon request at an additional charge and we have a grocery service available for guest arrivals.
The pool is 6x8 metres and is solar heated. It can be heated during the months of April, May, September and October for an additional cost. Pool cleaning is conducted early in the morning so as not to disturb guests and a gardener comes once a week to maintain the grounds. We have a vineyard on the property, as well as seasonal fruit trees.
When guests book their stay at Zante Seaside Villa, they have access to a dedicated concierge service, which is available 24/7 and can assist with organising activities. Pets are allowed under specific conditions and with prior consultation. We also have a ping pong table, gym equipment and yoga mats available for guests to use.
It depends on your interests. For cultural attractions, I would recommend the Museum of Post-Byzantine Art in the capital, which was built to house everything that could be salvaged after the devastating earthquakes and fires of 1953. The Museum of Solomos is also unique — it houses the mausoleum of the national poet Dionysios Solomos and the remains of Andreas Kalvos and his wife. It exhibits Cretan art from the 17th and 18th centuries, as well as works by prominent figures of Zakynthos. The Venetian fortress of Bochali offers a wonderful view across Zakynthos while the Church of the Patron Saint Dionysios is a beautiful three-aisled basilica founded in 1764.
In the north of the island, you can visit the famous Shipwreck/Navagio Beach, which is considered one of the most beautiful beaches in the world. The Blue Caves are located in the same area and are a wonderful place to swim — the underwater world here is ideal for snorkelling. The only way to see Navagio Beach and the Blue Caves is by boat, so the wisest thing to do is to book a cruise that will allow you to admire some of the most beautiful landscapes in Zakynthos.
There are so many wonderful beaches on the island, that it seems wrong to highlight just a few. The beaches of Geraka and Dafni not only have fine sand and shallow blue waters but they are a protected nesting site for sea turtles. For a sense of discovery, head to Porto Limionas (more a lagoon than a beach) or Agios Nikolaos in Vassillikos, named after its small chapel. Porto Vromi is a secluded, narrow beach that is not as crowded as its more prominent neighbours.
Something not many people know about Zakynthos is the island’s passion for the cultivation of vines and its wineries. Viticulture was developed on the island during the Venetian period, originally for the production of raisins, which gained fame and commercial value thanks to their high quality.
Today, there are over 19,000 acres dedicated to vine cultivation in Zakynthos and dozens of different grape varieties. A few have been closely associated with the island — such as the red Augustiatis (cultivated since the 14th century) and the yellow-gold Robola. At the villa, we organise wine tastings from nearby properties, accompanied by various local dishes.
I’d also recommend exploring some of Zakynthos’ villages, which are scattered all over the island. There is Koiliomenos (famed for its historic bell tower) and Louha, with its stone houses and cobbled streets. For beautiful views, head to Kambi, which overlooks the bay of Schiza, or Kastari, overlooking the bay of Alykes. Definitely go up to Ano Gerakari (in the village where the villa is located) for wonderful 360-degree views. If possible, coincide your visit to the villages with a festival to hear the traditional chants accompanied by mandolins and guitars.
Finally, don't forget to try some of the local sweet and savoury bites. There's mandolato (nougat and roasted almonds), pasteli (sesame and honey bars) and semolina-based fitura. If you want to take something home with you, you can find aromatic honey (from bees that feed on mountain herbs), peppery olive oil and cheeses (soft myzithra or spicy gruyere).
Zante Seaside Villa is beautifully located on the picturesque coastline between Ammoudi and Psarou on the northeast coast of Zakynthos. The beaches here are not particularly crowded and they are ideal for families as they are sheltered from the southerly winds. The waters are warm and shallow and the seabed is sandy and soft. It’s perfect for snorkelling, with a wide variety of fish to see.
Ammoudi is a rural seaside village and remains traditional and unspoiled. It’s not very developed or touristy — if you are looking for crowds with boats and jet skis, then Ammoudi and Psarou are not for you!
There are two mini-markets located five minutes’ walk from the house and at least five restaurants/traditional tavernas within 15 minutes. For fine dining restaurants, you need to drive at least 10 minutes.
In front of our villa, there are three options for swimming: 50 metres directly in front, to the left along a 100-metre-long path or to the right (around 300 metres away). Along the beachfront next to the house, you will find some very nice fish taverns and restaurants, plus there are local mini markets nearby. Big-name supermarket chains can also be reached within 15 minutes by car.
Ammoudi is located 15 kilometres away from Zante Town (20 minutes by car) and slightly further from Zante Airport. We are 30 minutes from the Port of Agios Nikolaos Volimes. A short drive south will take you to Tragaki, Tsilivi, Akrotiri and the town of Zakynthos. Head north and you will reach Alykanas, Alykes and the port of St Nicholas in Volimes. There is a bus that goes to and from Zakynthos Town and the surrounding villages/beaches but it only runs twice daily, so it's best to have a car to get around.
Every season has its own charm in Zakynthos. April and May are very beautiful because you have just emerged from winter and can feel that summer is just around the corner. Everything is green, the flowers are blooming and it is quiet. In September/October, it can be surprisingly warm and you will be almost alone on the beaches in front of the villa. In summer (as on every Greek island), it can be a little crowded in the restaurants.
